We provide ongoing support during construction through proactive coordination and technical oversight. By working closely with Owners and Contractors, we help ensure projects are built as intended—accurately, efficiently, and with attention to design quality. Our services include: pre-construction coordination, bidding & procurement, construction observation, and construction close-out.

Our team conducts early zoning research to clarify regulatory parameters and development potential. By identifying constraints, requirements, and opportunities, we help provide all you needs for informed decision-making.

We evaluate a site’s capacity and constraints early in the process to test feasibility and inform next steps.

During this phase, we test a robust series of options and then assess them alongside client goals, zoning requirements, stakeholder feedback, site conditions.

We work collaboratively with clients and stakeholders to define project goals, priorities, and spatial needs. Through an intentional programming process, we help align vision, budget, and community objectives to guide design decisions.

Our community engagement approach brings diverse perspectives to the table through inclusive, engaging, meaningful (and fun!) processes. We strive to co-create visions of housing futures with all those involved.

Our team understands that strong housing is about more than buildings, it’s about the people who live there. We help foster a sense of community within a development and between residents and the surrounding neighborhood. From resident-focused gatherings to art shows and public programs that invite the wider community into a building, our events are designed to support connection, belonging, and long-term stewardship of shared spaces.

We are lifelong learners, just like you. We realize that there is so much to learn through the lifetime of a building—from occupant experience to general building operations—and this wisdom will only improve future designs. Therefore, we provide comprehensive building evaluations through methods such as experience mapping, shared evaluation walks, facility manager interviews, and occupant surveys.

Our team provides an independent, expert review of design and construction documents to support high-quality, compliant projects. Through a careful assessment of drawings and specifications, we verify alignment with applicable codes, standards, and best practices, helping identify issues early and support successful project delivery.

Our team can help your fundraising efforts by creating clear, compelling visuals to help tell the story of your vision. From early concepts to fully developed projects, we use engaging graphics and presentations to convey a sense of place and illustrate the heart of your vision to engage donors, community members, and key stakeholders.

We set aside one day a week for each team member to learn, grow, and lead their own research projects, which we use to improve our own projects and share with the larger design community to help elevate the standard of professional practice for all.
